In an industry this fragmented, it’s hard to know what “big” really means.

But benchmarking against the best is a smart way to pressure-test your own growth goals. Whether you’re managing 200 doors or 2,000, there’s value in seeing who’s leading the pack, and how they’re doing it.
What Counts as “Large” in Residential Property Management?
In the world of institutional multifamily, 5,000 doors barely moves the needle. But for SFR and small multi-focused PMs, that number puts you in rare air. Here’s why:
SFR portfolios are operationally complex — scattered locations, varied owners, different local laws.
Smaller buildings mean more owners — and more owner comms, more portals, more churn.
Margins are tighter — so systems and scale matter even more.
Translation: building a 5,000+ door portfolio in this niche takes serious execution. This list recognizes that.
