How do I get my company on the Largest Property Management Companies list?
Submissions for the 2026 list are closed. You can see the current ranking on the Largest PM Companies page, and subscribe to the newsletter to be notified when submissions open for the 2027 list. The list ranks residential property management companies in the United States by the number of units (doors) they manage, and a new edition is published each year.
How is the list ranked, and how often is it updated?
Companies are ranked by total units under management, from most to fewest. A new edition is published every year, and you can also browse the top companies by state on the same page.
The PM API Report Card
What is the PM API Report Card?
It grades the software property management companies rely on (PM platforms, leasing and screening tools, maintenance, workflow, banks, accounting and phone systems) on whether its API actually lets you access and use your own data. Every platform is scored with the same published grading file: 27 checks across five categories, a score out of 100, and a letter grade. Each graded platform has its own page with every check, the evidence behind it, and the full report to download. See the PM API Report Card.
How are platforms graded?
There are five weighted categories: Functional Coverage (15 points), Design & Reliability (10), Access Control (5), Docs & AI-Ready (5), and Access & Cost (15). The raw total out of 50 is doubled to a score out of 100 and mapped to a letter grade, from A+ at 97 and above down to F below 60. Grades are absolute, never curved against other platforms. Evidence comes from first-party documentation and, where available, live testing. Current scores are preliminary, and a full rerun of every platform follows in about 60 days.
Is the report card sponsored?
Yes, by Column. Column is graded by the same process as every other platform, and the sponsorship did not influence its ranking. The grading file is public, so anyone can check.
How do I get a platform graded, or report a mistake?
If you work at a software company, run the public grading file against your own API and send in the result. If you use a platform that isn't graded yet, ask for it through the contact page, since operator requests move platforms up the list. If you spot a factual error in a report, send it in through the contact page.
