Privacy Policy
Last updated: September 2026. The short version: this site keeps things simple, and does not sell your personal information.
What this site collects
Analytics. This site uses Google Analytics to understand how people find and use it, which pages are read, roughly where visitors are located, what device they use, and where they came from. Google Analytics sets cookies to do this. It helps decide what to write and how to improve the site. It is not used to identify you personally.
Business visitor identification. This site also uses RB2B, which can recognize some visitors in the United States and show us their name, company, work email, LinkedIn profile, and the pages they viewed. We use this to see which professionals and companies visit the site. You can remove yourself from RB2B’s database using its opt-out form.
Forms. If you fill out a form on this site (for example the contact form, or a submission to the Largest Property Management Companies list), the information you enter is sent to Peter so he can respond or, where you have agreed, publish it.
Newsletter. If you subscribe to the newsletter, your email address is stored with our email provider so we can send it to you. You can unsubscribe at any time using the link in any email.
Purchases. When you buy something, such as the M&A Report, checkout happens on a secure page hosted by Stripe. Your card or bank details go to Stripe and are never seen or stored by this site. We receive the details needed to deliver your order and support you, such as your name, email address, and what you bought.
PeterBot. PeterBot, the AI chat assistant on this site, is provided by Delphi. What you type into it is sent to Delphi so it can generate a response. Please do not enter sensitive personal, financial, or tenant information into the chat.
Booking a call. Links to schedule a consultation take you to Calendly. Anything you enter there is handled by Calendly.
Cookies
This site sets cookies for Google Analytics and RB2B, as described above. Some embedded content sets its own cookies when you use it: YouTube and Loom videos when they load or play, and PeterBot when you chat. Many videos on this site do not load from YouTube until you press play. You can block or delete cookies in your browser settings at any time; the site will still work.

We do not sell or rent your personal information to anyone. If you are a California resident, that means there is nothing to opt out of, we simply do not do it.
